Australian homes more unaffordable than ever despite property downturn | ABC NEWS


Australian housing affordability has hit its lowest point on record despite an ongoing downturn in property prices, according to new data from Realestate.com.au.
The report shows the median income household could afford only 12 per cent of homes sold in the 2025-2026 financial year due to high house prices and three consecutive rate hikes by the Reserve Bank.
REA Group’s Angus Moore says the rate rises have so far mainly affected the high-end sector of the property market while the government’s tax reforms are not expected to have a big impact on housing affordability.
