Rental prices in Australia are predicted to increase by 15 per cent to 30 per cent over the next two years following the Albanese government’s changes to negative gearing and capital gains tax. The National Australia Bank forecasts property investors will need to raise rental yields from3.5 per cent to 4.5 per cent in Sydney and Melbourne to offset losses from the budget changes. Treasury estimates contradict industry predictions, claiming rents will only rise by $2 per week.
